LandFox is a trade name of LandFox LLC, a limited liability company organized under the laws of the State of Wyoming. All agreements entered into through or facilitated by this Site are agreements with LandFox LLC.

LandFox buys vacant and rural land directly from owners, evaluating properties and preparing cash offers before coordinating closing through a licensed title company or real estate attorney.
Nothing on this Site constitutes a binding offer or contract. All land purchases require a signed written purchase agreement.
3. SMS Program
LandFox operates an SMS messaging program to communicate with landowners regarding land inquiries, offers, and transaction updates. By opting in through our website forms, you consent to receive these messages at the phone number provided.

Any purchase price ranges or preliminary figures discussed verbally or via email are non-binding until a formal written offer is issued. Written offers are valid for 30 days from the date of issue unless otherwise stated. Final purchase price is determined by title review, parcel verification, and any liens, back taxes, or title issues discovered prior to closing.

All content on this Site — including text, graphics, logos, and software — is the property of LandFox LLC or its licensors and is protected by applicable copyright and trademark law. You may not reproduce or distribute any Site content without our prior written permission.
6. Disclaimer of Warranties
THE SITE AND ITS CONTENT ARE PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.
7. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, LANDFOX LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, OR CONSEQUENTIAL DAMAGES ARISING OUT OF YOUR USE OF THE SITE OR OUR SERVICES. OUR TOTAL LIABILITY SHALL NOT EXCEED THE GREATER OF AMOUNTS PAID BY YOU IN THE PRIOR 12 MONTHS OR $100.
8. Indemnification
You agree to indemnify and hold harmless LandFox LLC and its members, officers, and agents from claims, damages, and expenses (including attorneys' fees) arising out of your use of the Site or violation of these Terms.
9. Governing Law
These Terms are governed by the laws of the State of Wyoming. Disputes shall be resolved exclusively in the state or federal courts of Sheridan County, Wyoming, and you consent to personal jurisdiction there.
10. Changes to Terms
We may modify these Terms at any time. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
