  • Are you a real estate agent?

    LandFox is a property owner and investor. We buy and sell property but do not represent any party in the transaction as a broker or agent. We deal directly with the Owner to reach a mutually agreeable deal, and the Owner pays no commissions.

  • What do you do with the land you purchase?

    LandFox is primarily a value add investor. We typically use our own capital to add value to the land by clearing trees and vegetation, building fences, grading the surface, creating camping or recreational areas, constructing drives and paths, or bringing water or utilities to the site. We are also long-term holders. This is a safe investment, although very slow, since land tends to appreciate over time.

  • Are these transactions secure?

    Yes, we use title companies, who serve as unbiased third-parties to facilitate buying/selling real estate. They insure the land has good title (it is not subject to unknown interests such as liens or other encumbrances). We send money to the title company to purchase, and the Owner signs the necessary documents to sell. The title company will only disburse the funds to the Seller and transfer ownership to the Buyer when both parties have fulfilled their contractual obligations.
